This list of rules is from the Williamson Realty Vacation Rental Guide. They are for your reference only. Please refer to your leasing agreement for actual rules.

Accommodations

Each rental is decorated by its owner. However, all homes are equipped with basic items such as pillows, bedspreads, pots, pans, flatware and dishes. Specialty items vary. Linens, blankets, paper products, detergents and toilet items are NOT furnished.

You may check in 3 p.m. or later. (See Late Arrivals for check-in after 5 p.m.)

Check-out Time

Check-out time is 10 a.m. and is strictly enforced. This means that on your day of departure, your unit should be vacated and keys should be returned to the Williamson Realty Office no later than 10 a.m. Any damage must be reported immediately during your stay and replacement costs must be covered before you leave.

Credit Cards

Credit cards are not accepted for the initial 50 percent payment, but are accepted for any remaining payment.

Deposit

The required deposit is 50 percent of the total rent plus travel insurance and handling fee. All reservations are automatically canceled if the deposit is not received by the due date. Credit cards are not accepted for the initial 50 percent payment, but are accepted for any remaining payment. Taxes are due with final payment.

Disclosure

North Carolina law requires that Williamson Realty notify you that Williamson Realty is employed by and represents the property owner. However, Williamson Realty will make every effort to assist you in the selection of your rental property to help make this vacation everything you dreamed about;and more!

Final Rent Payment

To expedite your check-in, full payment of your remaining balance must be made 30 days prior to your arrival. Payment may be made by cash, money order, cashier's check MasterCard or VISA. Reservations made within 30 days of your arrival will require payment by credit card. There will be a $25 service charge for any returned check, and your reservation will be canceled immediately.

Housekeeping

Williamson Realty offers a housekeeping service, which is included in your rental charge. We will clean each unit after your departure. However, you are required to:

  • Replace bedspreads on beds
  • Clean dishes and cookware
  • Remove dishware from dishwasher and place in cabinets
  • Put trash in container and roll to curb or other outside container (Garbage pick up is Mondays, Thursdays, and Saturdays during the summer months)
  • Empty refrigerator of all foods
  • Lock doors and windows
  • Vacate premises and return keys to Williamson Realty by 10 a.m.

Insurance

Williamson Realty offers the CSA Travel Protection Cancellation/Interruption Plan. This will be automatically added to your advance rental payment. If you do not wish to purchase CSA Travel Protection, you may delete the charge by initialing where indicated on the lease. We strongly recommend that you purchase this travel insurance so that you and your family will be financially reimbursed in cases of unforeseeable events. This includes protection against loss of vacation time due to mandatory hurricane evacuations or other emergencies;/ If you choose NOT to purchase this plan, NO REFUNDS will be given in the event of unforeseeable cancellations, including hurricane evacuations. Late Arrivals

Please notify Williamson Realty if you plan to arrive after 5 PM to arrange for late check-in.

Linen Rentals

Linens, cribs, high chairs, grills, beach chairs, umbrellas, and many other items that a vacationer would want are available through Beach Rental Service at 800-272-6955 or 910-754-3688. They will deliver the requested items to your rental unit and will pick them up upon your departure. Advance reservations are recommended.

Locked-out

If you are locked out of your rental, you may borrow a key by coming to Williamson Realty during office hours. After office hours you may call the emergency number posted on the office door. A $20 cash fee is payable immediately to the agent who meets you at the WIlliamson Realty office with the key.

Lost And Found

Williamson Realty cannot be responsible for personal items that you may leave behind. However, upon your request, we may mail your items to you. Postage, packing and handling will be charged to your credit card.

Mail/Messages

Mail and messages can be received through and picked up at the Williamson Realty office. Williamson Realty does not deliver messages except in cases of extreme emergency. After hours and emergency messages should be directed to the Ocean Isle Police Department by calling 910-579-4221 or 911.

Maintenance

All equipment in each home should be in working order. Please report any inoperative equipment to the Williamson Realty office promptly. Williamson Realty will make every reasonable effort to have the problem corrected. Representatives of Williamson Realty may enter the premises at any reasonable time to provide maintenance, such as repairs. Under no circumstances will there be a reduction of rent for any mechanical failure of air conditioning, and/or heating units, dishwashers, washers, dryers, TVs, VCRs, blenders, toasters or other appliances. While rare, all pools and hot tubs are subject to temporary closing due to extenuating circumstances. No refunds or rent reductions will be given if this occurs.

Occupancy

The number of guests occupying a property is limited to the number stated by Williamson Realty. Sofa sleepers are intended for children’s use only, and we, therefore, do not recommend sofa sleepers for adult use. All homes are limited to families, married couples or adults 24 years of age or older. For more diverse groups, Williamson Realty will be glad to suggest some resorts in the area. Exceeding the specified occupancy constitutes a breach in the lease agreement and will lead to possible termination without refund of rent and possible security deposit charges. These limits are strictly enforced.

Office Hours

Williamson Realty office is open year round Monday through Saturday from 9 a.m. to 5 p.m. From March 1 through December 1 the office is also open on Sundays from 10 a.m. to 3 p.m. The office is closed Thanksgiving Day, Christmas Eve, Christmas Day, New Year’s Eve, and New Year’s Day.

Pets

Absolutely no pets of any kind are allowed inside or outside the rental unit. In the event that a pet is discovered, a penalty-including an additional $100 non-refundable charge, immediate removal of the pet and/or eviction of the tenants- will be assessed.

Property Sale/Growth

Construction and remodeling occurs all along the coast of North Carolina. We cannot be responsible for homes that may be under construction near your rental unit. New construction may also alter the view from our listed homes.

Reservations

Making Reservations

When you contact the Williamson Realty Office at 1-800-727-9222, please do the following:

1. Give your vacation date
2. Tell the representative that you want to rent Coast Watcher at 12 Oleander Lane in Ocean Isle
3. Let the representative know if you have and special rental requirements.

Although Williamson Realty makes every effort to accommodate your wishes, some properties are rented a year in advance. Please make reservations as early as possible.

Confirming Reservations
A confirmation letter will be sent to you. It will detail your rental charges and initial deposit amount. Please sign the confirmation letter and return it with your advance deposit within 10 days of making your reservation. The initial deposit must be made by personal check, traveler’s check, cashier’s check, cash or money order. No credit cards for the initial payment please.

Reservation Changes/Cancellations
Changing a confirmed reservation is, in effect, a cancellation of one rental unit, and a new reservation must be made on a second unit. Once you request a reservation change, you must send a new advance payment to confirm the second reservation request. Your original payment will be transferred to the balance of the second reservation if the original unit is re-rented for an equal number of days at the same rental amount as your original reservation. Should the original unit not be re-rented, you will forfeit your advance payment and be responsible for the entire amount of the second reservation. There is a 10 percent cancellation fee based on the original reservation deposit on all confirmed reservation changes. Trip cancellation/interruption insurance is available and is highly recommended.

Reservations For The Upcoming Season
Williamson Realty requires and advance rental reservation of $25. Owners and last season’s guest, respectively, have priority. Last season’s guests may reserve the same unit for the same week of the upcoming season. This advance rental reservation fee is nonrefundable and does not apply to the upcoming season’s reservation. All upcoming season reservations booked last year are tentative and subject to price increase and availability. Reservations for the upcoming season are taken Tuesday through Thursday at Williamson Realty.

Security Deposit/Damages

Guests will be responsible for any damages or theft. Please report any damage immediately. Inspectors walk through each unit after check-out to ensure that the property is left in good order. Your credit card is used as your security deposit. Charges to your card may include, but are not limited to, damages over and above normal wear and tear, theft, telephone charges, excessive cleanup, unreturned keys, and unwarranted service calls. If a fee is charged , a letter of explanation will be sent.

Substitutions/Non-Availability

Should the confirmed unit become unavailable for any reason whatsoever, Williamson Realty will inform guests when non-availability is absolutely certain, and prior to check-in whenever possible. Every attempt is made to relocate guests to a comparable home, unless guests request a full refund, in which case all moneys will be immediately refunded.

Swimming Pool

Most pools are open from Memorial Day through Labor Day. The opening and closing times vary and are at the Property Owner Association’s discretion. Periodically, pools are closed for maintenance without notice.

Telephone

The telephone in Coast Watcher is equipped to make local calls only. Long distance is blocked which requires you to use a calling card or credit card. If a long distance charge is billed back to the Coast Watcher number, Williamson realty will bill you for these calls plus an additional $10 charge per toll in addition to the toll charges.

Long distance calls may be received at Coast Watcher so long as no charges are incurred.
